- Yard of the Month
Feel the zen as you gaze upon our yard of the month! It's amazing the power a well-designed yard can have over our emotions, and this yard is no exception. Purposefully landscaped to exude peace and tranquility, this yard truly has the power to transport you and has long been a favorite of ours. It was important to homeowners Warren and Guyla Glennemeier that their home be a place of harmony. A true mix of yin and yang, the clean lines and sharp edges of the home and hardscape evoke a sense of strength and structure, while gardens lush with vibrant shades of green and subtle pops of color emanate a sense of nature's own unyielding power. Balance is often a fine line, but this yard manages to tip toe it beautifully. Lining the home and juxtaposed against it's smooth, grey stucco walls, grows a menagerie of plants and flowers. Man Ferns and Birds of Paradise grow tall, creating a wild, jungle like aura, while Spider Plants, Coleus, African Iris, Texas Sage, Ivy, and Begonias compliment the look, their various heights providing depth. As you walk along the path to the front door a serene trickle of water can be heard, its source nearly hidden by the dense fauna. Pygmy Palms stretch along the courtyard wall, while a singular Silver Birch grows tall and proud in the very front of the yard. We mentioned the use of clean lines before, and we would be remiss to not elaborate. Viewing the entirety of the home you will see this aesthetic repeated, most notably on the mailbox, driveway, garage door, side gate, and front door. Even the crisp concrete edges of the retaining wall and walkway stairs add to the cohesiveness. Truly, no detail was overlooked in the design of this home! Thank you to the Glennemeier's for allowing us to feature your stunning home! - Realtor Q & A: What Repairs Do I Need to Make Before I Sell My Home?
Question: What Repairs Do I Need to Make Before I Sell My Home? Answer: None! That being said, addressing certain issues can help your home sell faster and at a better price. Focus on repairs that buyers might see as red flags; things like fixing leaks, addressing structural problems, or repairing broken fixtures. Even small fixes, such as patching holes in walls or painting the front door, can drastically improve your home’s appeal. While making some repairs can help your home sell faster and at a better price, there’s also a strong market for homes that are complete fixers or simply in need of a little TLC. We have seen many people undervalue their home due to it "needing work", and they are often shocked when they learn the actual market value. We take an individualized approach to each sale and there is no one-size-fits-all answer. If you are thinking about making a move and are curious how to get the most "bang for your buck", give us a call. - Restaurant of the Month- Sunrose California Eatery
If brunch is your favorite meal of the day, you MUST visit the newest restaurant in Whizin Market Square, Sunrose California Eatery. This eatery has it all- good vibes, good eats, and an extensive drink menu. As you enter, the decor sets the tone straight away. Clean lines and warm, minimalistic, touches create a cozy and inviting atmosphere. Savor a Matcha Latte and a book while curled up on a couch in the “coffee house” nook, meet up with friends at the bar for lunch cocktails, or take the family out for a casual Saturday morning brunch. Whatever your dining need may be, Sunrose has a vibe for that! Just as tasty as it is trendy, much of the menu is made fresh in-house daily, including their pastries and dressings. However, their unique touches to common dishes is what really sets them apart from other establishments. Take their breakfast sandwich, for instance (one of our favorites!). The addition of garlic aioli and avocado takes your basic bacon, egg, and cheese sandwich and elevates it to a new level. You’ll find every dish on the menu has been given these tasty little twists. Trust us, one bite and you’ll want to try everything on the menu! Sunrose is located at 5046 Cornell Road and is open daily. Market and Cafe hours are 7 am to 3pm and Restaurant and Bar hours are 8 am to 3 pm. For more information and to view their menu, visit their website here. - Business of the Month
Do you love summer? Do you hate mosquitos? Do you wish you could enjoy your summer nights minus the presence of said mosquitos? Well read on then, friend! Our Fountainwood neighbors Gali and Celine are on a mission to make our neighborhood a mosquito free zone, one stick of Frank's Skeeter Sticks incense at a time. There are few things Gali loves more in this world than spending warm summer evenings outside with her family. There's just one problem: mosquitos. Those little terrors sure do know how to ruin an evening, you don't need us to tell you how bad they can get here. In an effort to reclaim her yard, Gali gave all the "get rid of mosquitos" hacks a go, and she found the only thing that seemed to keep them at bay was smoke. And with that, an idea and a dream was born. Teaming up with Celine, these friends and neighbors got to work and created Frank's Skeeter Sticks, the all-natural way to defend your yard and body from skeeter attacks! Frank's Skeeter Sticks are DEET-free and are infused with potent essential oils that are known mosquito repellants. Oils such as Rosemary, Peppermint, Citronella, and Lemongrass are used to deter these little homewreckers. Bonus: they smell great, too. Each extra large stick can burn for up to 8 hours and creates a 12 foot radius of skeeter free safety for you and your family. Interested? Visit FranksSkeeterSticks.com to order! - Recipe of the Month- Creamy Shrimp Pasta
They say the dinner you eat before running a race should be one-third lean protein and two-thirds starch. So for any Great Race runners out there, this one’s for you! Not trying to carb load? You’ll still find it tasty! Creamy Shrimp Pasta Ingredients 1lb Angel Hair Pasta (Or whatever pasta you prefer. Original recipe calls for linguine) 1lb Large Raw Shrimp peeled & deveined (21-25 count) 1 Tbsp Olive Oil 1/2 Medium Onion finely chopped 2 Tbsp Butter 1 Minced Garlic Clove 1/3 cup White Wine 2 cups Whipping Cream 1/3 cup shredded Parmesan Cheese 1/2 tsp Sea Salt 1/4 tsp Black Pepper 1/4 tsp Paprika 1 Tbsp Parsley for garnish Instructions 1. Add pasta to salted boiling water and cook according to package directions. Drain without rinsing and set aside. 2. Season shrimp with salt, pepper, and paprika. Cook over medium/high heat with 1 Tbsp of olive oil and cook until no longer translucent. Remove to a separate dish to prevent overcooking. 3. In the same pan, add 2 Tbsp butter with onion and sauté until soft. Add garlic and cook until fragrant. stir in white wine and boil down until only 25% of liquid is left. 4. Stir in cream and bring to a light boil and simmer for 2 mins. Sprinkle in cheese and stir until smooth. Simmer then turn off heat and season with more salt, pepper, and paprika to taste. 5. Stir in pasta and shrimp, tossing until everything is coated. Top with parsley and more parmesan. This recipe is delicious as is, or we like to jazz it up with sauteed spinach and/or sun-dried tomatoes. Get creative with it! You can find the original recipe from its online source here. - The Great Race is Back in Agoura Hills!
It's that time of year again! Time for hundreds of sweaty runners (including myself, hi, Amanda here!) to pound our streets in hopes of glory and PRs. If you have lived here awhile you know the drill, but if you are new to the neighborhood, or just have a short memory, here is what you need to know about road closures and how you can be a part of it all come Race Day, April 6th! There are 6 total races in this Great Race series, 3 of which will temporarily impact the neighborhood. The Half Marathon, 10K, and 5K all start in Fountainwood at the top of Carell Ave and will run through a portion of our neighborhood. You can expect temporary road closures and runners in our surrounding area for the duration of the morning, and Kanan and TO Blvd will both experience heavy foot traffic and delays for drivers. Official Road Closures Thousand Oaks Blvd east of Kanan 5:15 to 11am Carell Ave 5:30 until 11am Idle Dr 5:30 to 11am Kanan Rd northbound will be restricted to the west lane and the Sheriff's Department will be assisting drivers at each intersection. Because three of the races will be utilizing Kanan at some point along their course, you can expect to see a steady stream of runners along it starting as early as 7:30am, and until the last few diehards trickle through around 10:30am. Many of our streets will be impacted during the race, but not fully closed. These roads will remain open, but runners will have right of way and police escorts that will stop traffic as necessary, so make sure you are alert and paying attention. If you are going somewhere leave early, this is not a good day to be running late. When Will Each Race Pass Through Fountainwood? Half Marathon Race starts at 7am and will head south on Carell Ave. Runners will exit Fountainwood by turning right onto Thousand Oaks Blvd. Runners will not have an impact on our neighborhood until they run past us going South on Kanan to finish the race. Full half marathon course map here. 10k Race starts at 7:28 am and will head north on Carell and come down Hollow Brook Ave, turn right onto Calmfield, then take a left at Eagleton before exiting the neighborhood and running South along Kanan. The latest I would expect to see any runners on our streets during the 10k is 7:45am, unless something crazy happens. Full 10K course map here. 5k Race starts at 9:05 am and will follow the same course as the 10k until reaching Eagleton. Instead of turning left and exiting the neighborhood, they will turn right and run up Eagleton until the intersection with Acadia. Runners will run the length of Acadia to Timberlane. From Timberlane they will turn onto Pinewood and effectively exit our neighborhood. I would expect the latest you will see runners in the neighborhood to be 9:30am. I think most will easily be out before then, but 5k's tend to have walkers and young families in the mix. Full 5k course map here. Party! All of the races end at Chumash Park. If you would like to enjoy the festivities with the runners I'd head over there around 8:30 and cheer on the runners as they cross the finish lines! Parking will be extremely limited, and difficult to get to with road closures, so walk or car pool over. Speaking as a runner, and as someone who will be participating in the 10k this year, please feel free to cheer on runners as they pass your houses! Cheers are always welcome and lift runners spirits, especially those of us who are wildly out of shape and will need all the encouragement they can get. It's me, I'm the one who needs the encouragement. Volunteer Let's be real, running isn't for everyone. Want to be a part of it, but without running a step? Volunteers are GREATLY needed, and races like this one could. not. happen. without the aid of wonderful volunteers. And it just so happens that The Great Race volunteer manager is our very own neighbor, Jodi over on Marlies! It takes a village of volunteers to execute a race, 300 of them, to be exact. Volunteer teams are made up of local businesses, schools, clubs, and even Pepperdine University is sending over a crew this year! However, even with all of this support Jodi is still in need of volunteers to work as course monitors (if you live along the racecourse all you would have to essentially do is stand in front of your home for a couple of hours!), and the post race party in Chumash Park is also in need of more help. Volunteers are needed March 30th, 31st, and on Race day. You will receive an exclusive race shirt as a thank you, and will create memories that will enrich your live. The minimum age requirement to volunteer without an adult is 14, and students can earn community service hours for their time. If you are interested or have any questions please visit the race website here, or send Jodi an email, she would love to hear from you! Her address is Jodi@GreatRaceofAgoura.com. Volunteering is easy, and fun! I myself have spent many hours volunteering at Spartan Races, and it is always such a rewarding experience. Being able to assist others while they are mentally and physically testing their limits is inspiring, 10/10 recommend it. And if you are paying attention, yes, I completely copy and pasted last years article. The info was good then, and it's good now. If it ain't broke, don't fix it. Good luck runners! - The Great Race Needs YOU! To Volunteer
It’s that time of the year already! Time for hundreds, nay, thousands, of runners to pound the pavement of our streets once more. With that many runners, and with 6 different races, you can imagine this is an all hands on deck type of situation. Race organizers rely heavily on the over 300 volunteers it takes to ensure a smooth race day. Volunteers are needed for variety of tasks, such as: handing out registration packets, operating check points along the routes, and working water stations. Individuals, adults, friends, family members, clubs, and students can volunteer. Students can even earn needed community service hours! Volunteers will receive an exclusive race shirt as a token of appreciation. The minimum age requirement to volunteer without an adult is 14. We’d like to thank our neighbor over on Marlies, Jodi, for bringing this opportunity to our attention, and for all the amazing work she does as the Volunteer Manager for this race series. If you have any volunteer related questions you can reach her at jodi@greatraceofagoura.com. To sign up to volunteer simply visit the Great Race website. We also have the direct link to register on our website. If you are unable to volunteer in an official capacity, we do hope you will be able to stand along the race route and cheer on runners as they pass! The 39th Annual Great Race will take place on Saturday, April 13th this year. As has become our tradition, April’s edition of the Fountainwood Forum will have a break down of race times and street closures to prepare you for the influx of traffic to our neighborhood (the highlighted link is to last years article. The date will of course be different, but all other information should be the same). Thinking of running it yourself? There is still time to register! Visit the website and pick your distance. We’ll see you on the course! - Yard of the Month
Meticulously maintained with not so much as a blade of grass out of place, this home on Colina Vista has been on our Yard of the Month list for a while now. It is not uncommon to see owners Soraya and Ali Ganji out there working tirelessly on it, dutifully pulling weeds, hand watering, or planting flowers. Their love for the yard is immense, and evident in every bud that blooms. Now retired, Ali and Soraya are both able to spend an ample amount of time in their yard, and they enjoy every minute of the work and care they pour into it. While Ali’s domain lay largely in selecting hardscape and other design features, including an eye-catching flat stone walkway that can be found beautifully embedded amongst the lush lawn, Soraya’s passion has always been with the flowers. She has personally planted nearly every tree and bush, and she joyfully spends her days with dirt under her nails tending to it all. Over the years the Ganji’s front yard has gone through many changes and looks; be it from Soraya frequently changing out plants to find which grows happiest, or in the design. A few years ago they decided to make their yard a little more sustainable and manageable by trading out half of the lawn for brilliant white gravel, which makes for a dramatic backdrop to both the Purple Beautyberry tree and New Zealand Tea tree. Full of a variety of plants such as Mexican Heather, Silver Dollar, Dusty Miller, and more, the most prominent feature of this yard, without question, has to be the three towering Queen Palm trees. They stand sentinel over the yard and draw you in to admire the lawns many other beauties. A big thank you to the Ganji’s for being our Yard of the Month. It was a pleasure to meet you! - Restaurant of the Month- MythPoint Bistro in Thousand Oaks
Serving up Greek favorites with a dash of American flare thrown in, MythPoint Bistro in Westlake Village has quickly become a Conejo Valley favorite. Boasting multiple accolades from Restaurant Guru and impressive ratings on both Google and Yelp, you'd be hard-pressed to not fall in love instantly with this local gem! From the moment you first step through the door of MythPoint, you are family. ChiChi will be there at the counter, with a big smile and her infectious enthusiasm, ready to take your order and chat about your day. Give it a couple of visits, and she'll know you by name. Head chef and husband Jimmy can be found just behind her, manning the grill, while a son or two is sure to be somewhere in the building, helping wherever they are needed. In true Mom & Pop shop fashion, the heart and soul of this restaurant lives within the Biskin Family. They are the creators of every morsel of food, the genius behind every detail. Food has been a lifelong love for both ChiChi and Jimmy. They each grew up learning skills and traditional recipes from their elders before advancing those practices at culinary school and further honing their talents in their 13 restaurants spread across Europe. 7 years ago they decided to move to Westlake Village and of course, they brought their passion for gourmet Greek food with them! The Biskins describe their food as "slow food served fast". They take pride in preparing food for their guests the same way they would in their home- everything is made from scratch and cooked to order using fresh, high-quality ingredients and no preservatives. It's a quality you can quite literally taste. We can say with 100% confidence ChiChi's Baklava will be the best you will ever have in your life. She'll tell you the secret is the oregano honey she uses, but you know it's the love she works into those gooey, flakey layers. We've been slowly working our way through the menu, and we're happy to report that no matter what you order, you are sure to love it! Crafting their menu from their diverse cultural backgrounds and influences, you'll find dishes as American as fried chicken, to as Greek as spanakopita, with everything in between. Their bistro burgers have been named the best in Westlake Village, and Jimmy's inspired take on cheesesteaks and gyros will have you wanting to eat here every day just to try them all! Always giving back to their customers, kids under 12 can enjoy a free kids bowl for every adult meal with drink ordered, and between 5-7 pm, one Hillas Greek Lager will be on the house when you spend $20 on regular-priced items.
